Piling Goes to Plan
on King’s Cross

Piling Goes to Plan To the north of King’s Cross Station in London, where extensive marshalling yards and gas storage facilities stood, is today a massive urban regeneration of a brownfield site of over 740,000 m².

Structures abound all over the area, some completed, some in different stages of development and others at basic groundworks stage.

One such project is called ‘Building P1’ which will ultimately be a mixed use development, 13 storeys in height, located in the northern area of the Kings Cross Central master plan. The footprint of the project area is approximately 45 m x 65 m.

The proposals for Building P1 will provide residential apartments located above a 2 storey learning environment that will bring together the Frank Barnes school for deaf and hard of hearing children aged 0-11, a new mainstream two form entry primary school for children aged 5-11 and a 26 place mainstream nursery for children aged 3-4 all under one roof. Community facilities and commercial space are also proposed at ground floor level.

The perimeter of the development is punctuated on the south west corner to exploit long views out across Regent’s Canal and to allow as much daylight and direct sunlight to the area. The client is King’s Cross Central Limited Partnership.

Phased development

The main contractors, Carillion Construction Ltd, had planned to construct the project in two phases. This required the piling contractors, P J Edwards & Co (UK) Ltd, to complete the northern area of the site, which represents approximately 60% of the building footprint, to allow other works to develop while completing the southern area.
